1. Picture Elements (Picture Says a Thousand Words)
Properties on the Internet without pictures have little chance to ever be respected. Photos are probably the most important part of the listing ad. The more you put up there the better. They should show the home in its best light and should be professionally shot. The first photo displayed should be the hero shot as this is the photo often used in the search results page.
Exterior: Take pictures of the surroundings of the property and the external parts of the property. The Garden, Garage etc.
Interiors: Take eye catchy pictures of the interior of the property, the rooms with the wardrobes and cupboards, the kitchen, Bathrooms etc
Image formats and resolution: The clarity, size and resolution of the photograph is a very important element on property photographs, so make sure you use a good camera while taking photographs of the property.
2. Property Title or Headline
What’s special about this property? A great view? A quiet street? A drop in price? Rather than simply writing “new listing”, grab home hunters’ attention with your headline. On the search results, your property title is the first text that attracts a prospective buyer's attention.
For example: you have a 2 bedroom apartment that is in a nice quiet serene area, your advertisement title/headline can be “Luxury 2 bedroom apartment in a quiet residential area of Lagos”.
3. Pricing information
Readers of the property advertisement will be looking for the price and if there is no price, they will often move on from the ad. Therefore it is important that the reader is given clear guidance as to the price of the property.
4. Address
Location!!!! Location!!!!! Location!!!!!
It is very important to display the address of the property. I know some agents believe that they don’t need to display the address however portal sites today use this address to plot the property on Google maps and readers also want to know where the house is.
5. Description: Gather all the information you can about the property itself, the street it’s in, and the surrounding area. Build up a clear picture of what you’ll be promoting
Information environment: Additional information about the environment such as the transport also play an important role, as today more and more a separation of the urban functional areas of supply, work and play takes place in.
6. Contact information
Finally, it is important to advertise your contact details. You should promote the email address of the office as well as the mobile phone number of the agent handling the listing. The challenge is making sure that someone answers the email or the phone call. The following details should be present on the contact information page

- The address of the company
- Telephone, fax, e-mail
